Application Process for Residential Properties

We require an application fee for each individual over the age of 18 that you can pay online and is NON-Refundable.  More than one application may be accepted for available properties and the best qualified applicant will be selected.

  • We look for good credit (Minimum score of 650 preferred, scores below that will be considered on a case by case basis). Scores we run are NOT FICO scores, our credit reports are from Experian, and uses Vantage Score 3.0.  If you want to check your Vantage Score 3.0 prior to applying you may be able to see that on sites such as Credit Karma.

  • We will conduct a criminal back ground check

  • Applicants must make a combined NET income of at least 2.5 to 3 times the amount of rent

  • 2 years of verifiable rental history Not from a friend or family member.

  • No unlawful evictions or detainers

  • We use Pet Screening website and services that each applicant must fill out a profile.  That website is https://countryproperties.petscreening.com/

  • Pets may be considered on some properties (see property listing), however you must submit a photo with your application.

  • If a dog is permitted, breeds that are considered vicious will not be allowed.  This may include, but is not limited to, the following breeds: Akita, Alaskan Malamute, Boxer, Bull Mastiff, Wolf Hybrid, Cane Corso, Bull Terrier, Rhodesian Ridgeback, American Bulldog, Chow Chow, Doberman Pinscher, Rottweiler, German Shepherd, Great Dane, Siberian Husky, Pit Bull, Presa Canario.

  • Application fee is $40 per person - NON- Refundable

  • To verify income we require copies of your most recent two pay stubs.  If you are starting a new position, please provide your offer letter or contact information for your new employer.

  • If you are self-employed, we will need a copy of your most recent schedule C from your taxes to verify your income.

  • Copy of your ID (Drivers License, Passport, Military ID. current)

Before Move in Day

Once approved for a property you will be required to pay partial or full security deposit.  If the property is not ready for move-in yet, your deposit will hold the property off the market until the property is ready to occupy.  If the property is ready to move in to immediately, we will hold the property with your deposit for no more than 10 days. If you pay a deposit and subsequently decide not to move in to the property, your deposit will be used to reimburse the property owner for lost rents from the time your deposit was paid until such time as the property is re-rented and then the remainder will be refunded to you.

 

The lease agreement will be sent out via email to all parties for signatures.

Once a move-in date is confirmed for your property we will require that you schedule all utilities to be in your name as of the move-in date and you will be required to obtain renter's insurance naming Country Properties Inc as an additional named insured.

Move in Day

On the day of move in we will schedule an appointment to verify that utilities have been transferred to your name and get a copy of your renter's insurance policy.  At this time the remainder of the outstanding balance will be due, which may include the balance of the security deposit and the first month's rent. You will then receive the keys to your rental.

Tenancy

We hope you enjoy your new place, but we understand issues can happen.  If you need to request maintenance use your portal for quickest response.  As the old saying goes pictures say a thousand words, so if you could upload a picture if appropriate, then that would further describe the situation. 

Preparing to Move Out

Now is a good time to review your lease. In it you will find helpful advice of how to give notice and when. You can log into your tenant portal to give notice or a written statement by all lessee's to be given to Country Properties Inc staff. You are able to request a pre move-out inspection up to two weeks prior to your move out date. During this inspection we can give you a better idea of what conditions should be corrected to receive as much of your security deposit back as possible.

Move Out Day

Once you have completely vacated the rental of all of your belongs it is expected to be in the same condition as it was upon move in. Depending on length of tenancy there is normal wear and tear considered. Our staff will do a walk through and final inspection. Security deposits will be reconciled within 21 days of vacating the property. Funds with full accounting will be mailed to the forwarding address you have provided us.
